Clearance

Hey quick question,

 

I'm in the process of building a new garage and i would love to have the room to store Olive Oyl there. Does anyone know what the upper clearance is, the highest point is the AC unit?

If you are spending big money on a new garage, consider sizing it to accept a standard big RV. That way the resale value will be MUCH higher. You only need 10 ft to clear an Ollie but IMHO you should go with 16 ft ceiling and 14 ft high door. ... http://olivertraveltrailers.com/topic/attached-rv-bay-pics/

 

The ceiling has to be two feet higher than the door opening so there is room for the tracks to go.... unless you build a sliding barn type door.

The Elite 2 is very close to  9', 6" overall to the top of the AC.  The TV antenna is about the same but no higher.  I built my house with 10' x 10' doors and Ollie goes in just fine with about 6" clearance on top.

 

I don't like the idea of worrying about resale by designing and building my house for someone else I'll never meet.  But I did build it big and I'm very glad I did.  I never intended to be storing an Oliver in there, but it fits in just fine and it's so nice to have it out of the weather.

Are you purchasing a Elite or Elite II ?  I think they are different heights

 

I store my Oliver Elite (small) inside my garage.   I think the Elite II is a bit taller than the Elite.  I too have a 10x10 garage door.  It is a overhead roll-up door.  A factor to consider is your garage door opener.  The opener may be a bit lower than the door.  I am not good at backing into a small place so I put a front hitch on and can push it in perfectly. I have 30 amp service, water connection and sewer drain from my house.  You may want to consider these amenities as you construct.

I never would have thought to include a sewer outlet in the garage but it makes sense, the ability to really flush and manage your tanks without having to worry about the line at the dump station, i like it. Check local code, I was not allowed to have an RV sewer connection inside or outside of the house. I live inside the city boundaries. If the house was in the county, then it would be fine....OTH there is no reason you cannot ask for an additional sewer "cleanout" in your garage wall or floor. Don't hook up an RV sewer dump to a septic sysyem, it can be bad for it if used often.

 

Or you could swap your regular toilet for a composting one and not worry about it at all. The urine tank gets carried into the house to empty into a toilet. I empty my gray water tank into the gravel beside my driveway.

 

Installing a Natures Head might even be cheaper that the addtional plumbing cost and permit fees for the dump station, I don't know. If the builder has to excavate and install below ground sewer pipes, then it definitely would be way cheaper.

 

And more "eco".... LOL.

Your idea of an additional "cleanout" in the garage is brilliant.  I actually have a cleanout in the back of my garage and never thought about using it as a trailer hookup.  Why is an RV sewer bad for a septic system?

Lots of possibly bad and very expensive problems, no septic system is designed for sudden large volumes of water. If you are really careful, and lucky, you can get away with it. But why risk screwing up your system, killing off beneficial bacteria from your toilet chemicals and maybe forcing solids into the perforated pipes of the leach field?

 

Google "dump rv tank into septic" for lots of reading.

 

It's risky and nobody wants to have to dig up the back yard to fix the system, and maybe install a new leach field!

It's simply common sense... We have 18 gallon black tanks, which will not overflow MOST septic tanks unless you have a home made old 50 gallon drum and leach system from the depression era... Your not going to force anything into the leach field unless you dump directly into the leach field side of the tank past the baffle. If you have a 30, 60 gallon or larger black tank, this could cause a problem but the 18 gallon Oliver tank isn't going to make a dent in a normal 1500 gallon baffled septic system. If you have a cleanout port between the house and the tank, it will work fine but you don't want to dump directly into the leach line side of the tank. Basically know your septic system, mine works fine and I have a cleanout/ RV port built into my 1500gallon baffled 2 tank septic system with a 21st century domed leach field. I'm not a dump station for everyone but needing to dump my 18 gallon tank every couple of weeks or more isn't going to hurt my septic system at all. Would I dump a 60gallon motorhome tank into my RV port? Nope, but if truly needed, the tank could be dumped in small amounts and then flushed clean with water after.

Most campgrounds, especially in rural areas, use septic systems. The campground we used to stay at had a line every Sunday, at the dump station,  at checkout time. Black tanks, gray tanks, bathhouse, and a 4 washer laundry dumped into a 500 gallon holding tank that was pumped to a 1000 gallon septic tank. The distribution box fed 7  lines. In 15 years never a problem. Normal sites would feed 10 to 20 of them by gravity to a 1000 gallon tank. Never a problem. There usually is nothing put in an RV tank that isn't normal for household use. Even todays' "stink pretty" additives are septic safe. And a house usually put a lot more water to the tank with long showers, washing machines, and dishwashers. Can't see where a little from an Oliver would ever be a problem. And here in the east, and most places, it is illegal to  dump gray water on the ground. Even at Burning Man, in the parched desert, gray water is  evaporated by various means, and never surface dumped. An outside 'cleanout' sure beats the pleasure of running a blue tank...

I installed an 1100 gallon septic tank and used sections for my field.  They are about 3' wide and 2' and make up about 150' of leach field.  There is no way they are going to clog up.  Since the Oliver tank is only 18 gallons or so, I figure we could easily exceed that amount in a day with regular household use.  Plus we are gone a lot and the system has a lot of time to process what is in the tank.  Doesn't seem like a problem unless we happened to add some destructive chemicals, which we don't.

I think the keys to successful septic system dump have been outlined by others.. Reed, canoe 12, and raspy.

occasional use, ( or use consistent with the bathroom rating of system), no harmful chemicals in the RV black tank, and no huge gush of input to upset the tank balance. The Ollie black tank, though sufficient for many days without hookups, is not that big, honestly, in septic tank terms.

We discharge to septic on our camping property. I grew up in the country, on septic. We're careful about introduction of harmful chemicals, and non-friendly paper products. No issues, in nine years.

At home, a sewer clean out/rv dump next to the garage is a great feature. We have super picky plumbing inspection here, and the issue never came up in our build. Everyone needs clean outs...right?
